Free Mortgage Modification Assistance

Keep Your Home. Understand Your Options. Move Forward With Support.

When a mortgage payment becomes difficult to manage, the process can feel overwhelming—especially when your lender or servicer requests documents, sends confusing notices, or gives you deadlines that seem impossible to meet.

Home Advocates Foundation (HAF) provides free mortgage modification assistance to eligible homeowners who need help applying for, organizing, and navigating the loss-mitigation process with their mortgage lender or servicer.

We help homeowners take informed, organized steps toward a more affordable and sustainable mortgage payment.

Preserving Homeownership. Building Futures.

How HAF Can Help

Our mortgage modification assistance program is designed to help homeowners better understand the process and present a complete, organized application package to their lender or mortgage servicer.

HAF may assist with:

  • Explaining the mortgage modification and loss-mitigation process in plain language

  • Reviewing servicer correspondence, application requirements, and stated deadlines

  • Helping organize income, hardship, expense, and property-related documentation

  • Assisting with completion of mortgage-assistance application forms

  • Helping homeowners prepare hardship letters and supporting narratives

  • Creating document checklists and submission records

  • Helping track requests for additional documents and servicer communications

  • Identifying questions homeowners should raise with their lender or servicer

  • Providing educational resources about foreclosure prevention, mortgage servicing, and homeowner rights

  • Referring homeowners to qualified housing counselors, attorneys, or other community resources when appropriate

Our goal is to help ensure that a homeowner’s request for assistance is organized, supported, and not abandoned simply because the process is confusing.

Who This Service Is For

This program may be appropriate for homeowners who are:

  • Behind on mortgage payments or concerned they may fall behind

  • Facing a financial hardship, including job loss, illness, reduced income, family changes, or unexpected expenses

  • Receiving notices from a mortgage servicer about loss mitigation, foreclosure, or default

  • Having difficulty understanding what documents their servicer needs

  • Reapplying after a prior modification denial

  • Seeking help communicating clearly and consistently with their mortgage servicer

  • Trying to preserve homeownership through an affordable payment solution

Early action matters. The sooner you begin gathering documents and responding to your servicer, the more options may be available.

What the Modification Process Often Involves

Every servicer and loan type is different, but a mortgage modification request commonly requires a homeowner to provide financial information and documents showing both hardship and ability to sustain a modified payment.

HAF can help you prepare for a process that may include:

1. Initial Review
We discuss your current mortgage situation, hardship, servicer communications, and immediate deadlines.

2. Document Preparation
We help you identify and organize documents such as pay stubs, bank statements, tax returns, benefit letters, mortgage statements, and hardship information.

3. Application Support
We help you understand and complete the forms and supporting materials requested by your lender or servicer.

4. Submission Tracking
We encourage homeowners to maintain records of every submission, conversation, confirmation number, letter, and request for additional documents.

5. Follow-Up Navigation
We help homeowners understand next steps, additional-document requests, notices of incomplete application, approvals, denials, or trial-payment-plan offers.

6. Continued Education and Referrals
Where needed, HAF may connect homeowners with additional nonprofit, legal, housing, or community-based resources.

Documents You May Need

Your lender or servicer may request some or all of the following:

  • Most recent mortgage statement

  • Recent pay stubs or proof of income

  • Recent bank statements

  • Federal tax returns

  • Profit-and-loss statement for self-employed homeowners

  • Unemployment, disability, pension, Social Security, or benefit documentation

  • Monthly household expense information

  • A written hardship explanation

  • Divorce decree, medical documentation, death certificate, or other hardship-related records, where applicable

  • Notices from your servicer, foreclosure attorney, court, or county sheriff

Do not delay seeking help because you do not have every document immediately available. HAF can help you identify what to gather first and how to create an organized plan.
