Home Advocates Foundation (HAF) believes that housing should be more than a temporary place to stay. A safe, stable home can protect a family’s dignity, support a child’s education, strengthen a neighborhood, and create the foundation for long-term financial security.

Through our Housing Acquisition & Rehabilitation program, HAF seeks to acquire, rehabilitate, preserve, and develop housing opportunities that benefit families affected by foreclosure, displacement, financial hardship, and housing instability.

Our work is centered on a simple belief: homes facing vacancy, neglect, foreclosure, or abandonment can become renewed opportunities for families who need a safe place to rebuild.

Our Purpose
Foreclosure and housing instability affect more than a single household. They can lead to vacant homes, declining property conditions, neighborhood disinvestment, school disruption, family displacement, and long-term financial hardship.

HAF seeks to intervene where possible by transforming distressed, underutilized, or at-risk properties into stable housing opportunities for families and communities.

Our goal is not simply to acquire property. Our goal is to help restore homes, strengthen neighborhoods, and create responsible pathways toward long-term housing security.
What HAF May Do
Subject to available funding, legal requirements, property condition, and program capacity, HAF may pursue opportunities to:

Acquire homes affected by foreclosure, vacancy, abandonment, or financial distress

Purchase properties that may otherwise contribute to neighborhood decline

Rehabilitate homes that are unsafe, damaged, outdated, or in need of significant repair

Improve homes to support safe, decent, and sustainable occupancy

Develop or partner in the development of affordable housing opportunities

Preserve occupied housing when doing so can prevent unnecessary displacement

Prepare rehabilitated homes for affordable rental, lease-to-own, or homeownership opportunities

Support families transitioning from housing instability toward long-term financial security

Collaborate with municipalities, lenders, donors, contractors, housing professionals, and community organizations
Rehabilitating Homes With Purpose
A home in need of repair should not become a symbol of decline or displacement. With the right resources and responsible stewardship, it can become a renewed asset for a family and the surrounding community.

HAF may work to improve properties through repairs and upgrades that may include:

Housing Opportunities for Families
HAF seeks to use acquired and rehabilitated properties in ways that advance housing stability and charitable community benefit.

Depending on the circumstances, a property may be used to support:

Families may be offered stable rental housing at an affordable rate, with consideration given to household income, available program funding, and property operating costs.

Homeownership Restoration Opportunities
Eligible families who have experienced foreclosure or hardship may be given an opportunity to remain in or return to stable housing while rebuilding their financial position and preparing for future ownership.

In appropriate cases, HAF may structure programs that allow qualified families to rent a home while working toward mortgage readiness, with a potential future opportunity to purchase or repurchase the property.

Some properties may be used to help families facing immediate displacement, housing insecurity, or recovery from foreclosure-related hardship.

HAF may partner with other nonprofit organizations, municipalities, developers, housing professionals, and community leaders to expand available housing resources and respond to local needs.

Important Program Notice
Housing Acquisition & Rehabilitation projects are subject to available funding, charitable resources, property availability, title review, inspection results, local laws, zoning requirements, rehabilitation feasibility, and HAF program capacity.

HAF cannot guarantee that it will acquire a particular property, complete a rehabilitation project, provide housing to every applicant, or offer a future purchase opportunity. Any housing, rental, lease-to-own, acquisition, or repurchase arrangement will be governed by separate written agreements and applicable law.
