Each situation is different. Decisions regarding mortgage modifications, loan workouts, foreclosure activity, financing, property transactions, rental arrangements, legal claims, and other matters are made by the applicable lender, mortgage servicer, investor, insurer, court, government agency, property owner, attorney, or other responsible party.
 

Mortgage Modification and Foreclosure Assistance

HAF may provide free educational, administrative, and advocacy-oriented support to homeowners seeking mortgage-modification or loss-mitigation assistance. This support may include helping homeowners understand the process, organize documents, prepare information for submission, track communications, and identify questions to raise with a lender or servicer.
 

HAF is not a lender, mortgage servicer, debt-settlement company, credit-repair company, or government agency. HAF cannot require a lender or servicer to approve a modification, stop foreclosure activity, reduce a loan balance, waive fees, accept documents, or offer a particular resolution.
 

Homeowners remain responsible for reviewing all documents, responding to deadlines, making all financial and legal decisions, and obtaining independent professional advice when appropriate.
 

Homeowner Legal Defense Fund

The Homeowner Legal Defense Fund may support mission-aligned homeowner-protection efforts, education, referrals, legal-resource access, public-interest initiatives, and other charitable activities, subject to available funding, eligibility standards, HAF policies, and applicable law.
 

HAF does not guarantee that the Fund will pay legal fees, locate an attorney, fund a specific matter, stop a foreclosure, prevent a sale, or produce any particular legal outcome. Any legal services must be provided directly by a properly licensed attorney or legal-service organization under a separate arrangement.
 

Housing Assistance and Property Programs

HAF may pursue housing acquisition, rehabilitation, affordable-rental, lease-to-own, homeownership-restoration, or future-repurchase opportunities when consistent with its charitable mission and subject to available funding, property availability, title review, inspection results, legal requirements, program capacity, and separate written agreements.
 

HAF cannot guarantee that it will acquire a particular property, provide financial assistance, offer housing, approve a rental arrangement, rehabilitate a home, or make a future purchase or repurchase opportunity available.
 

Any housing, rental, lease-to-own, acquisition, rehabilitation, sale, or repurchase arrangement will be governed by separate written agreements and applicable law.

HAF may provide links, referrals, or contact information for attorneys, housing counselors, lenders, servicers, contractors, government agencies, nonprofit organizations, and other third parties. These resources are provided for convenience and informational purposes only.
