The Homeowner Legal Defense Fund is part of Home Advocates Foundation’s charitable commitment to support efforts designed to protect vulnerable homeowners from unlawful or unfair mortgage servicing, foreclosure, debt-collection, title, and consumer-finance practices.

HAF believes that no homeowner should be left without meaningful support simply because they cannot afford to understand, investigate, or respond to practices that may threaten their home, financial stability, or property rights.

Our Purpose
For many families, a legal notice, foreclosure complaint, servicing error, or disputed mortgage document can become the beginning of a crisis. Homeowners may not understand the deadlines they face, the documents they receive, the options available to them, or where to find qualified help.

The Homeowner Legal Defense Fund seeks to help close that gap by supporting lawful, responsible, and mission-aligned efforts that increase access to homeowner education, legal resources, advocacy, and defense.

Our purpose is to help ensure that homeowners facing serious housing-related disputes have a meaningful opportunity to seek information, obtain support, and protect their rights through appropriate legal and community-based channels.
What the Fund May Support
Subject to available funding, eligibility requirements, and HAF’s charitable priorities, the Homeowner Legal Defense Fund may support efforts involving:

Mortgage servicing disputes and loss-mitigation concerns

Unlawful, deceptive, or unfair consumer-finance practices

Improper debt-collection activity connected to mortgage obligations

Questions involving mortgage assignments, ownership claims, title issues, or suspicious documents

Homeowner education concerning mortgage servicing and foreclosure processes

Legal clinics, nonprofit legal-service providers, and qualified housing counselors

Referrals to attorneys and organizations serving homeowners in need

Public-interest litigation, impact litigation, or amicus-related efforts that may benefit homeowners broadly

Community education programs focused on housing rights, financial stability, and foreclosure prevention

HAF may also support initiatives that help identify patterns affecting large numbers of homeowners, including potentially harmful servicing practices, document irregularities, or barriers that prevent families from receiving fair consideration for available foreclosure-prevention options.
Support for Individual Homeowners
In appropriate circumstances, HAF may consider requests for assistance from homeowners facing housing-related hardship. Depending on the facts, the Fund may help connect eligible homeowners with qualified legal, housing, or community-based resources.

HAF evaluates requests individually. Assistance is not guaranteed and may depend upon the homeowner’s circumstances, urgency, available resources, charitable purpose, and the potential impact of the requested support.

The Homeowner Legal Defense Fund is not limited to individual cases. HAF also recognizes that some homeowner challenges reflect larger systemic problems.

When resources permit, HAF may support efforts that seek to benefit homeowners more broadly, including educational initiatives, legal research, public-interest advocacy, policy engagement, and collaborations with nonprofit organizations, attorneys, researchers, and community leaders.

By helping bring attention to recurring problems, HAF seeks to promote greater transparency, accountability, and fairness throughout the mortgage-servicing and foreclosure process.
Who May Be Eligible
The Fund is intended to serve homeowners and families experiencing financial hardship, housing instability, foreclosure risk, or other serious mortgage-related challenges.

Priority may be given to homeowners who are:

Facing foreclosure, sheriff’s sale, eviction, or loss of housing

Experiencing mortgage-servicing errors or unresolved loss-mitigation concerns

Unable to afford necessary legal or housing-support services

Elderly, disabled, low-income, or otherwise financially vulnerable

Facing circumstances that may affect other homeowners or reveal broader consumer-protection concerns

Seeking assistance in connection with a primary residence or family housing stability

Referred by a qualified housing counselor, nonprofit organization, attorney, or community agency

HAF may also consider the urgency of the matter, the availability of other resources, the homeowner’s willingness to participate in the process, and whether assistance aligns with HAF’s charitable mission.
